When Lord Henry Brougham „discovered“ Cannes in 1834, it was a poor and unknown fishing-village. He liked it so much that he had the Villa Eleonore built in the west of the place, which was the beginning of a development attracting more and more British people to Cannes.
At that time, part of today’s Croix-des-Gardes became the British quarter. A station as well as piers, luxury hotels (the legendary Carlton originates from 1911) and magnificent villas were built, and in 1866 the Boulevard de la Croisette was laid out.
Today Cannes is looked upon as the pearl of the Riviera, as home of the famous, rich and beautiful.
This is essentially due to the International Film Festival, the main events of which take place today in the Palais of the Festival at the Croisette.
The area between the Croisette and the famous shopping street Rue d’Antibes is characterized by luxury and richness. The soul of Cannes, however, is to be found in the old town, the Merché Fortville, the old harbour and on the Suquet hill.
Cannes belongs to the places in France with the highest price level.
Le Cannet is often regarded as suburb of Cannes due to its direct vicinity and similar name. But it is a wonderful independent little town.
In 1891, the oldest golf course at the Côte d’Azur was built near Cannes-Mandelieu. There is also an airport for private and business airplanes here. The real-estate prices are somewhat lower in Mandelieu than in Cannes.
Golfe-Juan is situated east of Cannes, whereas Vallauris, the town linked with the name Picasso, towers above Golfe-Juan.
Investors who are reluctant to invest as high amounts as necessary in Cannes, may have a look around in the hinterland area with such interesting places as Mougins, Valbonne, Opio, Châteauneuf and Grasse. Here you can lead a quiet rural life in a typical Provencal atmosphere in the direct vicinity of the beaches and urban life of Cannes and of the international airport of Nizza (you will find a variety of villas in this website – click „home“, „residential real-estate objects“ and the two areas „Cannes, Mougins ...“ and „Hinterland Alpes-Maritimes“).

The demand in Cannes is firstly extremely varied and secondly much higher than the supply. This is clearly reflected in the property prices.

La Croisette, la “Banane“
There are nearly no offers whatsoever under 9,000 €/m² for the area between the Croisette palaces and the luxury boutiques (8). The price mostly exceeds 10,000 €/m² reaching 25,000 €/m² (5).

In the “Banane“ (named after its geographical shape / between Croisette / bord de mer and the clearway dividing Cannes in the north) average prices are between 5,000 and 8,000 €/m² (8).

La Californie
Price range between 6,000 and 10,000 €/m²

According to (2) the minimum price for period mansions is 8,000 €/m²; in the avenue du Roi-Albert-Ier it is quite usual to pay a minimum of 10,000 €/m².

La Croix des Gardes
Statistical average (8): 4,727 €/m²
In this green quarter of Cannes, there are several very beautiful residences from the seventies and eighties. The m² price starts there at 6,500 €. In luxury residences the price can easily exceed 8,120 €/m² (to 11,000 €/m²).

La Bocca
Statistical average (8): 3,040 €/m²
The most new residences are built in Cannes-La Bocca. A two room apartment costs from 134,000 €, a three room apartment from 280,000 €. Thanks to the policy of renovating the inner city area, La Bocca has developed much to its own advantage. (3)/p.VIII.

Gallia-Montfleiry
(2)/p.277: Here – about 10 minutes from the centre – there are many small houses from the nineteen-twenties, which are being sold at prices from 800,000 €. For houses with larger plots, the prices are higher – up to 1.2 million €.

Apartments cost at least 5,000 €/m².

For a detached villa with 200 m² living area in a 1,500 m² plot with swimming pool, one has to expect to pay 500,000 to 700,000 €. The same villa on the hills of Capitou and the Termes (with see view) costs at least 1.2 million € and on the coast from La Napoule to Theóule from 1.5 million €.

Statistical average in old-building sector / apartments: 3,916 €/m² (+10%)
Statistical average in new-building sector / apartments: 5,311 €/m²
Statistical average old-buildings / houses: plot size: 1,011 m², price: 979,400 €, price per room: 181,887 €.

Prices in the old town round the Picasso Museum and the Masséna Market are often more than 4,000 €/m².

In the new-building sector, the 2 room apartments in the city and on the hills start at 172,000 € and the 4 room apartments at 312,000 €.

The most expensive district is the Cap d’Antibes:
