Up to the beginning of the 20th century, Saint-Jean-Cap-Ferrat was a homely fishing-village. Today Cap Ferrat is one of the most expensive regions of France, if not THE most expensive. It is attractively situated between Nizza and Monaco. Life on the Cap is safe and quiet. The centre of the 500.000-inhabitants-town Nizza with its busy urban life is just about 7 km away, and the international airport of Nizza is also within easy reach. To Monaco, the interesting haven for great fortunes, it is just 9 km.
The price level for real-estate objects on Cap Ferrat is extremely high. Medium sized villas on a relatively small plot of land are hardly available under FF 10 million, estates for much more than FF 50 million not rare. And the offer on Cap Ferrat is extraordinarily limited.
Beaulieu with its mountain chain protecting the place from strong northern winds offers a particularly comfortable climate in winter. It is one of the warmest communties at the Riviera. The place was „discovered“ by British and American people. Today many French and Italian people live here. Beaulieu is characterized by a great number of buildings from the Belle Epoque.
Villefranche-sur-Mer can look back upon a quite long and stirring history. The crooked lanes of the typically mediterranean medieval town centre lead down to the harbour. The Rue Obscure dating back to the 13th century is arched over on more than half of its length. It is a top spot for tourists. In the deep bay on the outskirts of the town even the biggest cruisers and aircraft carriers can cast anchor.

Of these locations, Saint-Jean-Cap-Ferrat is by far the most expensive, followed by Beaulieu, Villefranche, Eze and Cap d’Ail. In this sector, the prices of about ¾ of the villas, range between approx. 2.3 and 10 million € (and more). 80 % of the buying public are foreign nationals
